I recently had a property hawk user contact me about how to download a guarantor form. All the forms that are contained within the property manager can be found within the Forms section. To access this just login to your account and then click on the forms button on the left hand side. To access the guarantor application form and guarantor letter just click on the standard form link. To access the deed of guarantee you will need to click on the + ikon at the top of the page. Then you will open up a pop up box with drop downs to the different tenancies stored on your account. Select the correct address, tenancy and the deed of guarantee and click on the save button. The pre-populated form will then display in your list of forms shown under my forms. Simply click on the download arrow ikon on the far right to download the form as a PDF.
The main thing to remember, whether using this website's forms or another's, is to ensure that a Guarantee is executed as a Deed. The reason is related to the basics of what makes a contract enforceable. Where a landlord (L) takes a guarantee from a guarantor (G) for obligations which the relevant tenant (T) owes to L, G "gives" something to L- the guarantee- but L gives nothing to G. Such a contract would usually fail due to lack of contractual consideration; so the only way to ensure its validity is to ensure that G executes it as a Deed.
