Property Manager 3.0 & 2.0 Questions and Suggestions

    Hi there,

    I have recently started using the property manager software.
    Excited about finding this new application and all it's functions and uses.

    I have one small question though: I seem to be having difficulties in getting the correct 'rent due dates' to display.
    For example: Tenancy agreement date is 11 May 2012
    Rent due date is 15th of every month.
    On the rent summery, it shows the rents due on the 11th of every month.

    How can I get this to show the correct date? I have tried amending the due date in the tenancy agreement edit, but that does not seem to make any changes.

    Any ideas?

    I have another question:









    Is it possible to have a notepage for each tenancy or property? So at a snapshot one can view various notes on meetings, site visits, when new washing machine was delivered, etc about a specific property or tenant?

    Hi this is because by creating the tenancy on the 11th the rent is due on the 11th. You can agree an alternative date by arrangement with the tenant but the rent is legally due on the start of the tenancy hence the rent request being shown by the software on this date.

    There is a notes facility in the property manager. If you sign in and look down the left hand side tool bar. There is a button there notes and contacts. You can add in details there. To flag them up under a specific property just add the address as the first part of the notes that will display in the list and allow you to pick them out.

    But a Letting Agreement (contract) can be dated- and the contract formed- in advance of the date on which its term will start.

    Thanks Chris. I have looked at this option, but all the notes for various tenancies/ properties remain in the one notes list. And with a vast property portfolio this may become cumbersome to keep tabs on.

    Would it be a possibility in the future that you may introduce a notes function within each tenancy/ property?
    Ideally I'd like to go into a tenancy, open a notes tab - and see the details relating to that specific property. (ie details of when new washing machine's went in, or which paint colours were used etc)
    Also when I need to update my manager on specific projects- this tool will be very useful.I could not upload a file but here's what it might look like:




    FFF, PROPERTY 1, STREET, CITY, POST CODE

    01 April 2012 – renovation works to commence

    04 April 2012 – plumber fitted new boiler

    10 April 2012 – electrician on site
    10 April 2012 – plumber on site

    10 April 2012 – new washing machine delivered (BOSCH 210 HS) and fitted/ tested

    15 April 2012 – painters on site / redecorating hall, bedrooms, lounge
    15 April 2012 - Walls: DULUX GREY STEEL 4
    Ceilings: DULUX MAGIC WHITE MATT


    20 April 2012 – new tenants confirmed moving date 28 April 2012

    20 April 2012 – cleaning booked for 25 April 2012

    25 April 2012 – cleaning of property

    Etc
    Etc
    Etc

    Hi Misslinde, This is something we can definitely look at for future upgrades to the Property Manager. I do see your point that notes attributable to each property / tenancy would be of benefit. Anybody else who uses the PM3.0 think this would be a useful function. Good to get your feedback?

    I thnk a notes function for tenancies would be very useful. A separate question if I may: when creating historic tenancies, how do I eliminate ORP data for rent that the system says is due after the tenancy is over (i.e. it shows rent remains due after the expiry of a 12 month tenancy that I have marked as terminated in the system)? Any guidance very gratefully received.

    If you go to : summary screen / rents / click on the action wheel on the far right of the tenancy you will be taken to the full rent edit screen. You will be able to edit your ORP there.

    We were just looking for a way to write notes on our individual properties when I found this on the forum. It is an essential tool when managing a property. We need to see at a glance what has been done per property. And even better per tenancy!

    Agree - a dedicated notes page per property and tenant would be a brilliant.

    Hi,
    I've just discovered the property manager 3 software.
    Keen to get using it, but as I already have a tenanted property, I wanted to put in details of rent already received this year. I can't seem to find a way to do that.
    Can someone please walk me through it in baby steps :)

    No problems. Just add a property and then the tenancy from when it began. This will automatically generate all the rent requests from the start of the tenancy and you can then add the rents you have previously received. To do this use the NEW ADDRESS & NEW TENANCY buttons on the left hand tool bar. Hope this helps.

    Thanks very much.
    That seems to have worked, the key thing I didn't do the first time was enter a number of months for the tenancy, I wasn't sure what to put in as they are still there.
    This time I entered 6, which was the initial period, and it seems to have worked just fine so far.
