I cant get a BTL mortgage - Advice for landlords struggling with BTL finance.

A landlord can’t get buy-to-let finance?
Landlords over the last 10 years have got used to an environment of easy credit.  This has made obtaining buy-to-let finance relatively easy, even for those landlords that don’t enjoy the best credit ratings, the so called sub prime sector.

However, the ‘credit crunch’ of 2007 has made getting a buy-to-let mortgage & credit generally more difficult for many landlords.  This is particularly true of those landlords who are self employed or have a non standard employment history or wish to invest in certain types of buy-to-let investment properties such as: new build flats, ex council properties, refurbishment projects, etc.

In circumstances where a landlord is struggling to get buy-to-let funding for either a purchase of a residential investment property or a remortgage of their existing residential investment portfolio, this is when it makes particular sense for a landlord to use a {{ LINK MortgageBrokers.aspx mortgage broker }}.

Why? Because a mortgage broker is often uniquely placed to understand what a landlord’s problems are in securing buy-to-let finance.

A good mortgage broker (it goes without saying not all mortgage brokers are any good) can use their experience to enable them to identify & access BTL lenders who are prepared to lend to landlords who are for instance self employed or have some impairment to their credit history.

A good mortgage broker will also be able to access buy-to-let mortgage companies that will lend on non standard types of residential investment property.  For more advice and information on the types of specialist products that are available to landlords have a look at Property Hawk's {{ LINK MortgageSpecialist.aspx specialist lending section }}
