How do I get my FREE Inventory?
The Inventory is a catalogue of an investment property and its’ contents.  A Schedule of Condition is the record of the condition of the property and any contents provided as part of the tenancy.  Typically the two are combined into one report entitled The Inventory or occasionally referred to as the Schedule of Condition. 
 
The Inventory/Schedule of Condition has several functions:
 
  • As a catalogue of the features and contents of the property being let
  • To records the condition of the investment property and any items that are included for use by the tenant as part of the tenancy
  • It forms part of the legally binding tenancy agreement between the tenant and the landlord.
Landlords that are registered users of Property Hawk can download an Inventory for FREE. 

Where do professional landlords go for their buy-to-let insurance?

Landlords are now able to create their rental property inventory using Property Hawk's property management software. 

Once a landlord has added the details of their investment property along with the tenancy; the software then automatically fills in the Inventory form with all the relevant details.  It can then be viewed as a PDF and printed off.  This form once generated remains stored on the landlord’s account and is able to be viewed or reprinted. 

When it comes to re-letting to a subsequent tenant, the landlord  creates a new tenancy,  and  a new Inventory can then be generated and printed off .

Once a landlord has added their basic details by signing up, these are stored by the Property Manager and can be used to pre-populate a whole range of other forms needed by a landlord to manage their lettings business. These include a Tenancy Agreement or if they are taking a deposit the prescribed information required by section 213 of the 2004 Housing Act.

Filling out an Inventory form

Once a landlord has generated and printed off the Inventory they will then need to record a schedule of condition prior to the commencement of any tenancy. This involves noting down the condition of each of the items recorded within the Inventory. This schedule of condition will have to be agreed with the tenant prior to the ‘handover’ of the investment property and before the commencement of the tenancy. The landlord should provide each tenant with a copy of the Inventory and all copies should be signed and dated prior to ‘handover’. A landlord may want to consider using photographic or video evidence to support the written Inventory.
