Do i need a survey

    Hi

    I am buying a property with 2 years builders guarantee still to run, do i need to have a survey on this property the property is 8 years old ?

    Yes, I recommend.
    Your vendor might well have the benefit of an NHBC Certificate [is that what you meant by builders guarantee?]. This is not comprehensive, as (after a new house's first two years) NHBC covers only structural defects. There could be other matters of which you'd not be aware until you're lumbered with the cost of rectification. BUT I'd not normally expect you to need a full structural survey, unless there are known defects or it's a Listed Building; a Homebuyers' Report should suffice. Your Chartered Surveyor can conduct it at the same time as the Mortgage Valuation.
