    COVID-19 Mortgage Holiday

Hi all. My tenants have requested the 3 month rent holiday due to their current situation with the coronavirus. I'm interested to know how other landlords are approaching this. I'm tempted to just cover the mortgage costs for 3 months via my own finances instead of requesting a payment holiday...

Possession Claims Online & Money Claims Online

Thanks Jeffrey I'll await Rebecca's response. Also, regarding the amount of "rent unpaid" that I show with my Section 8 notice - do future rent requests get added to this amount whilst the notice period and possibly the court hearing are progressing? regards, Lee

Possession Claims Online & Money Claims Online

Hi everyone. I'm about to serve a Section 8 notice on my tenants and I'm planning ahead in case they don't leave in the two week period. As I understand it, instead of sending forms to my local county court, I can use the Possession Claims Online (PCOL) service? This includes a claim for...

    Rent arrears

Thanks Jeffrey. I've created the table you mentioned below. The amount owing equates to over 4 months' rent. As you can see, payments were made over most months but this goes towards the earliest arrears. Just to confirm, I could still Ground 8 based on this data? Regards, Lee

    Rent arrears

After re-reading Ground 8, is it two complete months' rent that has to have been unpaid or could it be various underpayments over many months that equate to two months' rent unpaid ? I'm getting myself in knots over this!! Thanks, Lee

    Rent arrears

Thanks for that Jeffrey. Yes it's the same case although the deposit has now been paid off and I've since discovered that there is no dog.

    Rent arrears

Hi. I'm about to serve a section 8 notice on my tenants due to their rent arrears. I'm planning to use grounds 8, 10 and 11 of the Housing Act 1988. However I'm beginning to have doubts as to whether I've correctly arranged rent payments made this year.... My tenants fell behind in March...

Keeping tabs on ex tenant and dealing with outstanding debt

Thanks Jeffrey. I've been looking into starting the rent arrears recovery using the Money Claim Online service. It talks of "Pre-action protocols" which must be carried out by social landlords before beginning the proceedings. Do these need to be carried out by a private landlord too? Also...

Keeping tabs on ex tenant and dealing with outstanding debt

Thanks for the reply Jeffrey. I think I've given my tenants far too much leeway - they currently owe over four months rent! They are assuring me that they can pay these arrears off before the tenancy period ends at the end of December and a new 12 month period (potentially) starts from January...

Keeping tabs on ex tenant and dealing with outstanding debt

This might be a completely stupid question (sorry if it is!) but do you need to wait until the tenancy has ended before starting the court claims process on a tenant who still owes thousands? If the tenant is in so much arrears (as mine is) and it's pretty obvious that they aren't going to (or...

    Selective licensing for Doncaster landlords

Thanks Jeffrey. I thought it was just a money-making scheme for Doncaster council! Looks like it may be common-place soon.

    Selective licensing for Doncaster landlords

Hi everyone. I'm not sure if this is the right place to post this but I've just read an article (link below) from my local free press about charging some landlords a fee for a landlord license. Has anybody encountered this before anywhere else? It isn't in my particular area although the article...

Tenants owe nearly £2000 in rent and deposit not fully paid

Hi Jeffery. Thank you very much for your detailed reply. Much appreciated. It looks like I've got some tough decisions to make very soon with these tenants. It's a shame because when they were both working the rent was paid on time. It's just because the housing benefit payments are so irregular...

Tenants owe nearly £2000 in rent and deposit not fully paid

Hi everyone. I'm wondering if anybody can give me some advise regarding the situation I've found myself in... My tenants initially had a 6 month AST agreement back in July 2013 and they were both in full-time work. The rent was paid on time which was fine but they didn't pay the entire deposit...
