Hello

I have a prospective tenant with mum/dad acting as guarantors - I have references for mum/dad and seen their free credit reports. I am looking into credit searches, just trying to find one but don't seem to be many out there.

Council are going to pay me an incentive - I have assumed that is taxable as income but does not go on the tenancy agreement.

Council also giving me a deposit bond -:

Question: What do I put on the tenancy agreement re deposit, is it nil?

No. Ask the Council if they prescribe any specific wording. Otherwise, the Agreement should state:
a. that you have received the deposit from XXX Council;
b. that you have complied with the Deposit Protection Rules (or the reason why they are inapplicable);
c. the terms on which you hold it;
d. in what circumstances you have the right to draw on or retain the deposit; and
e. in what circumstances- and to whom- the deposit is eventually to be repayable.
